Chris Currey, the Executive VP of Real Estate at Rancho Santana is mandating unethical business practices which ABUSE OWNERS RIGHTS to privacy, to fair competition, to free enterprise along with access rights. Gate entry policing is used by RS to help or hinder individuals depending on their acquiescence.
Forcing the agreement of a new buyer to the Rancho Santana Community Guidelines (RSCG) before a sale is RS “authorized” is predatory. Unilateral decisions by RS over an owners home use has life changing ramifications, they can ABOLISH PRIVATE RENTALS and demand PAYMENTS OF ANY AMOUNTS.

Summary of Document
2. * Brokers clients must be OFFICIALLY REGISTERED by RS.
* Outside brokers cannot sell to someone who has previously stayed at any Rancho Santana owned or managed property.
3. * Broker MUST NOTIFY RS of all new listings including COMMISSION AGREEMENTS.
5. * For any sale RS will REVIEW AND APPROVE the closing statements before closing.
* The closing statements must ALWAYS include pro-rated RS owner dues.
* FAILING these requirements will result in broker privileges being REVOKED and possible ACCESS RESTRICTIONS to the new owner.
* The broker must fill in an application form to be an RS APPROVED vendor.
8. * That the use, enjoyment, and marketability of his or her RIGHTS TO PROPERTY IS LIMITED AND AFFECTED by the Rancho Santana Community Guidelines (RSCG), which includes OWNER DUES.
* All Purchaser/Clients/Contractors are ON NOTICE that changes to the RSCG may have been adopted and that such changes MAY NOT be set forth in a registered document.
* Additionally, the RSCG MAY CHANGE from time to time.
* It is required that every broker and their agents have their client sign the Acknowledgment Form and New Owner Documentation Form PRIOR TO signing a purchase sale agreement (PSA).
* Then the executed forms should be shared along with the PSA with Rancho Santana at the time the offer is being submitted FOR CONSIDERATION.
